Costa d'en Blanes is one of the most exclusive residential addresses in the southwest of Mallorca — a quiet, elevated hillside community of predominantly luxury villas that sits directly above the world-famous Puerto Portals marina and commands some of the finest views on the island. Just ten minutes from the centre of Palma and 18 minutes from the airport, it offers the rare combination of genuine seclusion and outstanding connectivity.
The area takes its name from the Blanes family, historic landowners whose descendants still hold substantial tracts of land across the west of the island. Today, Costa d'en Blanes is a mature residential neighbourhood with a population of around 2,000 — a mix of established Mallorcan families, long-term European residents, and a growing number of buyers from North America and the Gulf drawn by the quality of the real estate and the proximity to Palma.
Location & Character
Costa d'en Blanes occupies a pine-forested hillside in the municipality of Calvià, bordered to the east by Portals Nous and to the south by the coastline above Palmanova. The topography is what defines the area: streets meander uphill through dense Mediterranean vegetation, with properties sitting at progressively elevated positions offering panoramic views across the Bay of Palma, Puerto Portals, and on clear days, the Serra de Tramuntana mountains.
The feel is distinctly residential and private. There are no hotels here, no beach bars, and very little through traffic. The commercial activity of Portals Nous — restaurants, boutiques, the marina — is five minutes away by car, but from within Costa d'en Blanes itself, all you hear is birdsong and the wind through the pines.
Property Types & What to Expect
Costa d'en Blanes is overwhelmingly a villa market. Apartments exist in the lower, flatter sections near the coast, but the vast majority of properties are detached houses — ranging from traditional Mediterranean villas built in the 1980s and 1990s through to striking contemporary new builds on large plots with infinity pools and smart-home technology.
Sea-view villas
The most sought-after properties sit elevated on the hillside with unobstructed views across the bay and the marina. These regularly exceed €15,000/m² in prime positions, with the best new builds on plots of 1,500–3,000m² trading in the €5–10 million range.
Renovation projects
A significant segment of the market consists of older villas from the 1980s and 1990s on excellent plots, selling at €1.5–3 million and representing genuine opportunities for buyers willing to invest in a comprehensive renovation. Well-executed refurbishments here routinely achieve strong uplift on cost.
New build
A growing number of contemporary new-build villas reflect intense demand from international buyers for turnkey luxury. Build quality is high and sustainability features — solar, rainwater harvesting, geothermal — are increasingly standard. Prices for new builds with sea views start around €2.5 million.

Daily life in Costa d'en Blanes orbits around Portals Nous and Puerto Portals, both within five minutes by car. Puerto Portals is one of the Mediterranean's premier marinas — 640 berths, acclaimed restaurants, designer boutiques, and a social calendar that runs from April through October. Portals Nous village covers the practical day-to-day needs: supermarkets, pharmacies, banks, and cafés.
Within Costa d'en Blanes itself, the Sporting Tennis Club (Raqueta) offers one of the finest private tennis facilities in the southwest. Marineland is a short walk away. The Blue Flag beach of Platja de s'Oratori at Portals Nous is three minutes away. Real Golf de Bendinat — an 18-hole private course with spectacular bay views — is seven minutes away.

Costa d'en Blanes has consistently been one of the most resilient and highest-value property markets in southwest Mallorca. Supply is genuinely constrained — the urbanisation is fully built out, planning controls prevent significant new development, and the pool of potential sellers in prime positions is small. This structural scarcity, combined with sustained international demand, supports prices that have appreciated through every market cycle of the past 20 years.
In 2024–2025, prime sea-view villa prices reached €10,000–€15,000/m² and above for the best positions. The broader market — older villas and renovation properties — operates in the €5,000–€9,000/m² range. The most significant recent shift has been the broadening buyer base: US, Canadian, and Gulf buyers have joined the long-established German and British community in meaningful numbers.
