Calvià & Es Capdellà
Calvià village and Es Capdellà offer a side of Mallorca that the coastal resorts never quite capture — two authentic communities set in the rolling foothills of the Serra de Tramuntana, where the architecture is genuinely traditional and the countryside stretches away in every direction. Calvià is 20 minutes from Palma; Es Capdellà is 25 minutes from Palma and around 15 minutes from the beaches of Paguera and Santa Ponsa.
The municipality of Calvià is one of the wealthiest in Spain — its prosperity built on decades of coastal tourism — yet the inland villages feel entirely removed from that story: quiet, ochre-toned, and genuinely Mallorcan in atmosphere. Founded in 1249, the Church of Sant Joan Baptista, the Monday market, and a well-established international community define what makes this area so distinctive.
Calvià Village
Founded in 1249, Calvià is the administrative capital of one of the largest and most prosperous municipalities in Spain. The town is a charming hillside settlement of honey-coloured stone houses, narrow shaded streets, and the 13th-century Church of Sant Joan Baptista at its heart. It has a sports complex, traditional restaurants, tapas bars, pharmacy, supermarket, and bank — the everyday amenities of a genuine year-round community.
The Monday market is one of the most authentic on the island: more social occasion than tourist attraction, with local produce and traditional crafts. The Puig de sa Morisca archaeological park — 35 hectares of prehistoric settlements with views over the Bay of Santa Ponsa — is a short drive and one of the most rewarding cultural sites in the southwest. The cycling infrastructure is outstanding: the country and mountain roads of Calvià are part of why Mallorca has become one of Europe's premier cycling destinations.
Es Capdellà
A few minutes further west, Es Capdellà is smaller, quieter, and arguably even more authentic. Around 1,000 people live here permanently — Mallorcan families and international buyers who discovered the village and stayed. The 18th-century Carmelite church is the focal point; the surrounding landscape of almond and olive groves and terraced fields beneath Puig de Galatzó (1,027m) is among the most beautiful in southwest Mallorca.
The almond blossom in late January and February transforms the countryside into one of Mallorca's most photographed natural spectacles. The Bar Nou is justifiably famous for its prawns. Nearby, the Castell Son Claret — a restored 19th-century castle hotel — houses Michelin-level cuisine and a classical music programme. Es Capdellà is also the starting point for excellent hiking and cycling into the Tramuntana, a UNESCO World Heritage landscape.
Property Types & Prices
The market here is defined by traditional architecture, rural character, and the scarcity of good properties that ever come to market.
Village properties
Apartments in Calvià start around €200,000. Traditional townhouses in good condition begin at €300,000, rising to €600,000–€800,000 for larger well-renovated properties with outdoor space. Es Capdellà village houses carry a slight premium for their charm and lower supply.
Country houses and fincas
Properties in good habitable condition in the countryside around both villages start around €700,000. Larger estates on significant plots — with orchards, pools, and mountain views — range from €1.5 million to €3 million and above. The UNESCO Tramuntana designation and Calvià's planning controls mean rural land here faces no prospect of significant further development.
Larger rural estates
Exceptional historic estates in the wider area — grand 16th and 17th-century fincas with large landholdings — can reach €10 million and significantly above for the finest examples.
Lifestyle
Life here is characterised by space, clean air, and a genuinely slower pace — without sacrificing access to the coast, Palma, and the international schools. The beaches of Paguera and Santa Ponsa are 12–15 minutes away. Palma is 20–25 minutes. International schools are under 20 minutes. The buyers drawn here have thought carefully about what they want from Mallorca: not a seasonal seaside home, but a year-round base that offers authentic community and proximity to everything the island has to offer.
Imperial Properties has strong local knowledge of the Calvià interior. We can help you find the right village house, finca, or rural estate in this area.
