Bendinat and Illetas: The Quiet Addresses Between Palma and the Southwest
There is a stretch of the Mallorca coast between Palma and Portals Nous that most people drive through without stopping. The exit signs say Bendinat and Illetas. The properties behind the pine trees are among the most discreet and most established residential addresses on the island. The beach at Illetas is consistently cited by those who know it as the finest small beach in the southwest. And the area as a whole is almost entirely absent from the kind of coverage that saturates the more obviously touristic parts of the coastline.
That absence is part of its character. Bendinat and Illetas are places where people who have been coming to Mallorca for twenty or thirty years tend to end up. They are not discovery destinations. They are the product of considered choice.

Bendinat
Bendinat sits on the hillside above the coast between Palma and Portals Nous, anchored historically by the Castell de Bendinat — a 19th-century Gothic Revival castle that occupies the high ground above the residential zone and is visible from much of the area. The castle is privately owned and not open to the public, but its towers are a landmark that gives Bendinat a visual identity unlike anything else on the southwest coast.
The residential character of Bendinat is defined by large plots, mature pine forest, minimal signage and an almost complete absence of commercial activity within the residential zone itself. There are no beach bars, no tourist shops, no apartment blocks on the seafront. What there is are walled villas, long driveways, established gardens and the kind of quiet that becomes increasingly rare the closer you get to Palma.
The Hotel Bendinat — a long-established boutique hotel on the coast road — provides the only real public anchor in the area, with its terrace restaurant and pool a landmark for residents and regular visitors. It sits at the foot of the residential zone where Bendinat meets the water.
Property in Bendinat tends toward larger single-family villas rather than apartment complexes. Plot sizes are generally more generous than is possible closer to the coast at Santa Ponsa, and the elevation of much of the residential zone gives sea views that extend across the bay toward Palma and the Serra de Tramuntana beyond.
Illetas
Illetas sits slightly closer to Palma than Bendinat, on the coast road between Cas Català and Portals Nous. Its claim on the attention of southwest buyers is primarily the beach: Platja d'Illetas is a narrow, pine-shaded sandy cove that faces roughly southeast and is protected from the prevailing southwest swell. The water is calm, clear and accessible. In peak season it fills, but never to the extent of the larger beaches at Santa Ponsa or Peguera — the approach road is narrow and parking is limited, which provides a natural crowd filter.
Puro Beach, the design-conscious beach club at Illetas, has operated at the southern end of the cove for years and gives the area a daytime social anchor that draws a specific, design-aware crowd — very different from the family beach scene at Santa Ponsa. The combination of the natural beach and the beach club creates two distinct Illetas experiences that can coexist without conflict.
Residential Illetas spans hillside apartments and villas above the coast road, with views that take in both the open sea and, on clear days, the silhouette of Palma Cathedral in the distance. Access to Palma by car is 15 to 20 minutes on the Ma-1, faster than from most of the southwest. This proximity is the area's most practical advantage and drives demand from buyers who want southwest character with daily Palma access.
The Property Picture
Bendinat and Illetas together represent the most established residential tier between Palma and the wider southwest market. Properties here move less frequently than in Santa Ponsa or Peguera — the population is more settled, the turnover lower, and the decision to sell tends to be driven by major life events rather than market opportunism.
When property does come to market in either area, it tends to attract serious buyers who already know the area rather than those discovering it for the first time. The buyer profile is typically European, often with an established connection to Mallorca, and they are generally buying for the long term rather than as an investment vehicle.
Apartments in the Illetas and Bendinat corridor tend to be in smaller buildings than the larger community complexes of Santa Ponsa — fewer neighbours, more privacy, buildings that sit more comfortably within the landscape. Villas dominate the Bendinat market. Both types command a premium that reflects the scarcity of available stock and the quality of the location.
What Is Nearby
Palma city centre is 15 to 20 minutes by car. Puerto Portals is 5 minutes east. Portals Nous village is adjacent. Santa Ponsa is 15 to 20 minutes west. The Clínica Rotger and Clínica Juaneda — two of the better private medical facilities in the southwest — are in Palma within easy reach. International schools cluster in the Son Vida and Génova areas, 15 to 20 minutes inland from Illetas.
The Ma-1 motorway runs directly past the area, providing fast access to Palma airport (20 minutes), the central market at Inca (40 minutes) and the northwest via the Tramuntana road. For residents who use Palma airport regularly — and in the southwest that is most serious buyers — the Bendinat and Illetas location is among the most convenient on the island.
Who Bendinat and Illetas Suits
The area suits buyers who have already explored the southwest and found Santa Ponsa slightly too active for what they want, or who want Palma proximity without living in the city. It suits buyers who value discretion, established neighbourhood character and the particular quality that comes from being in a place that does not try to attract attention to itself.
It does not suit buyers who want an active social scene on their doorstep, a busy Saturday market within walking distance, or the golf course directly adjacent. For those things, Santa Ponsa and Nova Santa Ponsa are the better fit.
For everything else — quiet, position, Palma access, the best small beach in the southwest and property of a character that rarely reaches the open market — Bendinat and Illetas deserve more attention than they typically receive.
