Direct from Palma to Abu Dhabi
Abu Dhabi is also easier to reach from Mallorca than ever. Etihad Airways launched a nonstop service between Palma and Abu Dhabi in June 2026, flying three times a week on an Airbus A321LR. It is a seasonal route, and this year's season has been extended to 18 October 2026. No more changing in Madrid, Barcelona or London. For clients who split their year between the two, or who see Abu Dhabi as a winter base, that direct link makes the whole arrangement far simpler.
Why Abu Dhabi?
Abu Dhabi is a different proposition from Dubai. Much of it is quieter and lower-density, and it suits buyers who value space, beaches, waterfront living, family communities and privacy. The emirate's relationship with the sea is a big part of its appeal: mangrove forests line much of the coast, and the blue and turquoise channels between its islands feel surprisingly Mediterranean. The surrounding waters are home to turtles, dolphins and dugongs, along with a wide variety of birds.
International buyers have noticed. According to the Abu Dhabi Real Estate Centre (ADREC), real estate transactions reached AED 117 billion in the first half of 2026, up 112% on a year earlier. Foreign direct investment reached AED 13.8 billion, already more than the whole of 2025, from non-resident investors of 116 nationalities, up from 82. The UK, China, Russia, the US, Germany and France were among the leading sources.
Abu Dhabi is also one of the world's great centres of sovereign capital, home to the Abu Dhabi Investment Authority (ADIA), Mubadala and ADQ. That depth of long-term investment shows in the infrastructure, culture and master-planned communities being built across the emirate.
The areas we are watching
Saadiyat Island
For buyers coming from Mallorca, Saadiyat is the easiest part of Abu Dhabi to understand: beaches, low-density villa communities, luxury hotels and high-end apartments, next to the cultural district anchored by the Louvre Abu Dhabi. ADREC data shows Saadiyat recorded AED 13.3 billion of residential sales in the first half of 2026, the second-highest of any area.
Hudayriyat Island
Hudayriyat, developed by Modon, is where much of the new-generation villa building is happening, with large residential neighbourhoods, beaches and extensive outdoor sports facilities. It was Abu Dhabi's leading area by transaction value in the first quarter of 2026 and kept the top spot through the second, with AED 19 billion of residential sales in the first half, around 27% of the emirate's total.
Yas Island
Yas combines homes with beaches, hotels, restaurants and some of the region's best-known attractions, including Yas Marina Circuit. It offers both apartments and villas and suits buyers who want lifestyle and amenities on the doorstep.
Ramhan Island
Ramhan is a naturally formed island between Saadiyat and Yas, being developed by Eagle Hills. The masterplan combines waterfront villas of three to seven bedrooms with marina apartments, a yacht club and a waterfront promenade. For buyers who want genuine waterside living and easy access to boating and the beach, it offers something different from the more established islands.
Al Reem Island
Closer to the city's business districts, Al Reem is the more urban choice, with modern towers and waterfront apartments. Its standing has grown since the Abu Dhabi Global Market's jurisdiction was extended to cover the island.

Guidance matters here. ADREC reports that residential sales reached AED 70.4 billion in the first half of 2026, with off-plan projects accounting for almost 90% of that value. The emirate has around 409,000 homes, with a further 71,000 due by 2030. Development is planned and concentrated in a small number of master-planned areas, so the specific project, location, developer and purchase structure make a real difference. That is exactly where our partner's local knowledge counts. Owning property worth at least AED 2 million is also one of the routes to the UAE's ten-year Golden Visa, subject to government conditions.
