Santa Ponsa is the heart of our business — it's where Imperial Properties has been based since 1985, and it's one of the most established addresses in South West Mallorca. The bay itself is wide and sheltered, backed by a long promenade, a working marina, and a mix of long-standing residential streets and newer developments climbing the hillsides behind. It suits people who want a genuine year-round base rather than a purely seasonal one: there's a permanent international community, good schools within a short drive, a golf course on the edge of town, and everyday amenities that don't shut down out of season.
Property here ranges widely, from apartments close to the seafront to substantial villas in the hills above the bay with sea views back towards the water. It's a market we know from the ground up, not from a listings feed — most of what we know about Santa Ponsa comes from actually working here since 1985.
The bay itself is largely apartments and townhouses, many within walking distance of the promenade and marina. Move up into the hillside streets — around the golf course, or towards Nova Santa Ponsa — and villas dominate, typically on plots large enough for a private pool and garden, many with sea or golf views. Santa Ponsa doesn't really do the ultra-compact studio market; it's a family and long-term-resident town first, which shapes the kind of stock that tends to come to market here.
