We visit, look at the property and its paperwork, and give you a realistic asking price with the sales evidence behind it. We discuss our commission at the same visit.
- 02Paperwork and agreement
We check what you need to sell (title, energy certificate, habitation certificate) and agree the listing terms with you, exclusive or open.
- 03Presentation
Professional photography, a Matterport 3D tour, drone and video where they suit the property, and a description written to sell it.
- 04Marketing and viewings
We contact matching buyers first, then publish on our website and portals. We accompany every viewing and report back to you after each one.
- 05Offer and reservation
We negotiate on your behalf, check the buyer can proceed and coordinate the reservation and private contract with both sides' lawyers.
- 06Completion at the notary
We stay with the sale to the notary signing and the handover of keys, and help with utilities and anything left to tidy up.

How much does it cost to sell with Imperial Properties?
Our commission depends on the property and on whether you choose an exclusive or an open instruction, so we discuss it with you at the valuation. There is no charge for the valuation itself. Our guide to agent fees in Mallorca explains how fees usually work.
Is the valuation really free?
Yes. The valuation is free and there is no obligation to sell or to list with us.
What documents do I need to sell a property in Mallorca?
The main ones are the title deeds (escritura), a recent land registry extract (nota simple), an energy performance certificate, the habitation certificate (cédula de habitabilidad) for homes, the latest IBI property tax receipt and recent community fee receipts if the property is in a community. We check all of this with you at the start so nothing delays the sale.
How long does it take to sell?

I live outside Spain. Can you handle the sale for me?
Yes. Many of our sellers live abroad. We can handle viewings, keys and coordination with your lawyer, and you can sign at the notary in person or through a power of attorney. When the seller is not resident in Spain, the buyer withholds 3% of the price for the Spanish tax office. See our guide to selling as a non-resident.
What taxes will I pay when I sell?
Usually capital gains tax on any profit, and the municipal plusvalía tax on the increase in land value. Your lawyer or tax adviser will confirm the figures for your situation. Our guides to capital gains tax and plusvalía explain both.
