Sol de Mallorca: The Quiet Clifftop Neighbourhood Above Portals Vells
Sol de Mallorca is a small residential neighbourhood in Calvià, on the cliffs southwest of Magaluf and right beside the coves of Portals Vells. It is known for villas with sea views, a quiet pace and some of the most unspoilt coastline in the southwest.
Ask people in Santa Ponsa about Sol de Mallorca and most will mention the same things: the view from the cliffs, the drive out past Cala Vinyes, and the old casino at the entrance. It has always felt a little apart from the busier resorts nearby, and that is exactly why its residents chose it. Here is our guide to the area, what it is like to live in and what is changing.
Where Sol de Mallorca Is
Sol de Mallorca sits on the southern tip of the Calvià coast, on the peninsula that runs from Magaluf towards Cap de Cala Figuera. The main access road leaves Magaluf, passes Cala Vinyes and Cala Falcó, and continues to Sol de Mallorca. Beyond it the land opens into pine forest and the bays of Portals Vells.
It is a small community. The official population figure for 2025 was 767 residents, and its postcode is 07181. The neighbourhood sits around 65 metres above sea level, which explains the views: from much of the urbanisation you look straight out over open water.

The Homes
The housing is a mix of detached villas, semi-detached and terraced houses, and apartment buildings. The urbanisation has a small sports jetty, and the little cove of Cala Xada is one of the swimming spots close to the houses. Here the residential streets and the sea sit unusually close together.
What sets Sol de Mallorca apart is that closeness. In many parts of the southwest a sea view means looking across a resort; here it usually means looking at water and pine-covered headland. Combined with the small size of the neighbourhood, that is what draws buyers who want quiet without being far from Palma.
Portals Vells and Its Three Coves
The neighbourhood's best-known asset is right next door. Portals Vells is a deeply indented bay with three small beaches: Portals Vells I, also called Sa Caleta, which is the main beach; El Mago, which has long been known as a naturist beach; and Playa del Rei. The walks between them are short and easy, over sand and pale rock.
At the eastern end of the bay is the Cova de la Mare de Déu, the most important cultural monument in Portals Vells. It is an old sandstone quarry worked in the Middle Ages, and above one niche you can still make out a carved crown, a face with floral motifs and the coat of arms of Mallorca. The bay has a longer history still: the remains of a shipwreck dating from around 600 BC have been found offshore.
The clear water and rocky edges make the coves good for gentle snorkelling, and the bay has a small harbour and an anchorage used by boats. For residents, being able to walk down to swim before the day-trippers arrive is one of the quiet pleasures of living here.
Walking and Nature
South of Sol de Mallorca, the pine forest between Cap de Cala Figuera and Refaubetx forms part of a coastal landscape of high scenic value, and it gives the area a natural boundary that the denser resorts do not have. A popular walking loop of about 6.6 kilometres starts near the Torre des Moro, takes in Cala Portals Vells and follows the cliffs towards Cala Figuera, a small beach under steep rock walls.
Autumn and spring are the best seasons for these walks, when the paths are cooler and the coves are empty. For families with dogs or children, having this kind of walk on the doorstep is a real part of daily life rather than an occasional outing.
The Old Casino and What Comes Next
For decades Sol de Mallorca was home to the Gran Casino Mallorca, the island's only casino, until it closed in 2011 and moved to the Porto Pi shopping centre in Palma. The building has stood empty since, and its future has been one of the main local topics, as we reported in our earlier article on the casino's planned rebirth as a hotel.
In 2026 the site was bought by the hotel investment manager Blasson Property for a reported price of just over 40 million euros, within a total planned investment of 175 million. The project is a luxury hotel of around 100 rooms, the recovery of the old beach club and a wellness and health centre alongside. Blasson has been in talks with international operators including One&Only, Six Senses, Rosewood and Banyan Tree, and press reports put the start of works in 2027 and the opening in 2029 or 2030.
Blasson is the same company behind the Mandarin Oriental Punta Negra in Calvià, which opened in June 2026 with 131 rooms and suites. For Sol de Mallorca, the redevelopment ends a long period with an abandoned building at the entrance to the neighbourhood, and brings a five-star address to the area.
Neighbours and Everyday Life
Daily shopping, restaurants and schools are a short drive away in Magaluf, Palmanova and Santa Ponsa, and Palma is reached along the motorway. Cala Vinyes, on the way in, has a sheltered sandy beach that is easier to reach than the coves of Portals Vells; our guide to Cala Vinyes covers that neighbour in detail.
Sol de Mallorca itself has very little commercial activity, and residents like it that way. Life here is about the home, the garden and the sea, with the convenience of the larger towns close enough for everything else.
Who Sol de Mallorca Suits
Sol de Mallorca suits buyers who put privacy and views first: couples looking for a permanent home by the sea, families who want space and nature around them, and owners who spend part of the year on the island and value a quiet, low-density setting. It is less suited to anyone who wants to walk to shops and restaurants every day.
Because the neighbourhood is small, the choice of homes for sale at any one time is limited. If you are thinking of buying here, it pays to register your interest with us early. If you own a home in Sol de Mallorca and are thinking of selling, our free valuation form is a good first step.
