Buying Property in Mallorca from Germany
German buyers have long been one of the three main groups in Mallorca's international market, alongside the British and Scandinavians. As an EU citizen you can buy and live here freely. Here is what to expect, and we can help you in German throughout.
The process
The buying process is the same for everyone: an NIE (the foreigner's identification number), a Spanish bank account, an independent lawyer, a reservation agreement and a deposit contract (arras), and completion at the notary.
Note that a Spanish notary's role differs from a German Notar's. Your own lawyer carries out the legal checks, so we always recommend instructing one. We can introduce you to German-speaking lawyers we have worked with for years. See buying from abroad for the full step-by-step guide.
Living in Mallorca as an EU citizen
As a German citizen you can live in Spain without a visa. If you stay longer than three months, you register as an EU resident. Many German owners divide their year between Germany and Mallorca. Where you are tax resident depends on how you split your time, so take advice before you decide.
Getting here
Palma is one of the best-connected airports in Europe for German travellers, with direct flights from most major German airports, and the flight takes about two hours. The south-west coast is 20 to 40 minutes from the airport.
Schools
There are international schools in and around Palma and on the south-west coast. See our guide to international schools in Mallorca.
Where German buyers look
German buyers are found right along the south-west coast. Port d'Andratx, Camp de Mar, Santa Ponsa, Nova Santa Ponsa and Bendinat are among the areas they ask about most.

Taxes to ask about
Purchase taxes in Spain (ITP, or VAT and AJD on a new build), the annual local property tax (IBI), non-resident income tax via Modelo 210 while you are not resident in Spain, and possibly wealth tax on higher-value assets. When you sell, capital gains tax and plusvalía apply. Germany and Spain have a double taxation agreement, and how it applies depends on your circumstances. Take advice from a tax adviser familiar with both countries.
