The south-west coast is where much of Mallorca's top-end property is concentrated: sea-view villas above Port d'Andratx, gated estates in Bendinat and Sol de Mallorca, and marina homes in Puerto Portals. We have sold property on this coast since 1985, and the homes below are the ones on the market now, from €2 million.
At the top of the South West Mallorca market, price follows a short list of things that buyers can't change once they own the property: the view, the privacy, the plot and the paperwork.
The view comes first. A clear, protected sea view, ideally one a neighbour can't build across, makes the biggest single difference to value. That's why the most sought-after streets run along the headlands and hillsides of Port d'Andratx, Sol de Mallorca, Costa d'en Blanes and Bendinat rather than through the resort centres.
Privacy is next. Mature gardens, a gated entrance, a plot large enough that the house isn't overlooked, and a quiet street rather than a through road all count for more here than an extra bedroom.
The plot matters because new building on this coast is tightly controlled. A large, flat, usable plot, or a house that already sits comfortably within its permitted build, is harder to find than the house itself.
Finally, the paperwork: a clean title, licences that match what has actually been built and, if you plan to let the property, the right rental licence. At this price level, your lawyer's checks are as important as the viewing. We will tell you what we know about a property's status before you make an offer.
Each of these areas has its own character. Our area guides cover them in detail, with live listings, practical information and answers to the questions buyers ask.
These are the three ways most luxury buyers on this coast frame their search, and each has a trade-off.
A sea-view villa on a hillside or headland gives you the panorama, and usually more privacy, in exchange for a short drive to the beach or marina. Most of the south-west's top-end stock is in this category. See our sea-view and frontline villas.
A frontline property, on the water or with direct access to it, is the rarest of the three. Very few come to market each year, and they tend to sell through agents' existing contacts rather than through the portals. If frontline is essential to you, tell us early so we can watch for it.
A gated estate, such as those in Bendinat or parts of Santa Ponsa and Sol de Mallorca, puts security and privacy first. These suit families and owners who are away for long periods. Community fees and rules vary, so it is worth reading the community statutes alongside the property itself.

Most of our luxury buyers live outside Spain, at least to begin with. The process is the same for everyone: an NIE number, a Spanish bank account, an independent lawyer, a reservation agreement, a deposit contract and completion at the notary. Many buyers complete through a power of attorney without needing to be in Mallorca on the day.
Our frequently asked questions cover each step, and our guide to buying property in Mallorca from abroad has specific advice for buyers from the UK, Germany, Sweden and the United States.
Port d'Andratx, Camp de Mar, Sol de Mallorca, Bendinat, Costa d'en Blanes and Puerto Portals, along with the villa areas of Santa Ponsa. Each has a different character, from busy harbour life to quiet gated estates. Our area guides explain the differences.
Yes. Some owners prefer not to advertise publicly, and some properties sell to buyers already registered with an agent before they reach the portals. If you are looking at the top end of the market, it is worth registering your search with us. See our discreet sales service.
The title and any debts, that the licences match what has been built, the planning status of the plot, community rules if there are any, and any rental licence. We recommend an independent lawyer and can introduce you to English- and German-speaking lawyers we have worked with for years.
On a resale property you pay transfer tax (ITP); on a new build bought from the developer you pay VAT and stamp duty (AJD) instead. There are also notary, land registry and legal fees, plus annual property taxes once you own it. Rates depend on the price and your circumstances, so take independent tax advice before you commit.
Yes. We can show you properties by live video, and many of our listings have a Matterport 3D tour, so the visits you make in person are to properties you are already serious about.
