Buying Property in Mallorca from Sweden
Scandinavian buyers are one of the three main groups in Mallorca's international market, and our team speaks Swedish. We also have a Stockholm phone number, so you can call us at local rates. Here is how buying works for Swedish buyers.
The process
As an EU citizen you follow the same steps as every buyer: an NIE, a Spanish bank account, an independent lawyer, a reservation agreement and a deposit contract, and completion at the notary, in person or through a power of attorney. See buying from abroad for the step-by-step guide.
Living in Mallorca as an EU citizen
Swedish citizens can live in Spain without a visa and register as EU residents if they stay longer than three months. Many Swedish owners spend the winter in Mallorca and the summer at home. How you divide your time affects where you are tax resident, so take advice.
Getting here
There are direct flights to Palma from Scandinavia, with more routes in summer than in winter. The south-west coast is 20 to 40 minutes from the airport.
Schools
There are international schools around Palma and the south-west coast. See our guide to international schools in Mallorca.
Where to look
Our area guides cover the whole of the south-west coast, from Palma to Port d'Andratx.

Taxes to ask about
Purchase taxes in Spain (ITP, or VAT and AJD on a new build), the annual local property tax (IBI), non-resident income tax via Modelo 210 while you are not resident in Spain, and possibly wealth tax on higher-value assets. When you sell, capital gains tax and plusvalía apply. Sweden may also tax income or gains from property abroad. Take advice from a tax adviser familiar with both countries.
