A guide for UK buyers

Buying Property in Mallorca from the UK

British buyers have been at the heart of our business since 1985, and we have a UK phone line so you can call us at local rates. Here is what is different for UK buyers since Brexit, and what stays the same.

The process is the same

Spain doesn't restrict who can buy property, so as a UK buyer you follow exactly the same steps as everyone else: an NIE, a Spanish bank account, an independent lawyer, a reservation agreement and a deposit contract, and completion at the notary, in person or through a power of attorney. See buying from abroad for the step-by-step guide.

Living in Mallorca after Brexit

UK citizens are now treated as non-EU nationals. Without a visa you can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area. This is the "90/180 rule", and it applies to second-home owners too.

For longer stays you need a visa. The usual routes are the non-lucrative visa, for people who can support themselves without working in Spain, and the digital nomad visa, for remote workers. Buying a property no longer gives residency, as Spain ended its Golden Visa in 2025. An immigration lawyer can tell you which route suits you.

Getting here

Palma airport has direct flights from a wide choice of UK airports, and the flight is short, about two to two and a half hours. Most of South West Mallorca is 20 to 40 minutes' drive from the airport: Portals Nous and Bendinat at the nearer end, Santa Ponsa at around 30 to 35 minutes, and Port d'Andratx a little further.

Schools

There are several British and international schools within easy reach of the south-west coast, including in Portals Nous and around Palma. Our guide to international schools in Mallorca covers them in detail.

Where UK buyers look

Santa Ponsa, Nova Santa Ponsa, Portals Nous, Bendinat and Port d'Andratx all have established British communities, year-round services and easy links to the airport and schools.

Taxes to ask about

You'll pay purchase taxes in Spain (ITP on a resale property, or VAT and AJD on a new build), then each year the local property tax (IBI) and non-resident income tax via Modelo 210. Higher-value assets may also be liable to wealth tax. When you sell, capital gains tax and plusvalía apply. The UK may also tax income or gains from a property abroad. Rates depend on your circumstances, so take advice from a lawyer and tax adviser in both countries.

Frequently asked questions

Can I still buy in Mallorca after Brexit?

Yes. Brexit doesn't affect your right to buy. It affects how long you can stay without a visa.

Can I get a mortgage in Spain as a UK resident?

Yes. Spanish banks lend to non-residents, usually for a lower proportion of the price than for residents. Some UK lenders also offer finance against overseas property.

Can I call you from the UK?

Yes. Our UK number is +44 20 8089 7182.

Can I rent out my property when I'm not using it?

Only with a tourist rental licence, and the rules in Mallorca are strict. We'll tell you a property's licence status before you make an offer.
