A guide for US buyers

Buying Property in Mallorca from the United States

North American interest in Mallorca has grown in recent years, and we have a New York phone number so you can call us at local rates. Here is what US buyers need to know.

The process

Spain places no nationality restrictions on buying property, so US buyers follow the same steps as everyone else: an NIE, a Spanish bank account, an independent lawyer, a reservation agreement and a deposit contract, and completion at the notary. Because of the distance, many US buyers complete through a power of attorney signed at a Spanish consulate. See buying from abroad for the step-by-step guide.

Visas and length of stay

As a US citizen you can spend up to 90 days in any 180 in Spain and the Schengen area without a visa. Longer stays need a visa, such as the non-lucrative visa or the digital nomad visa. Buying property no longer gives residency, as Spain ended its Golden Visa in 2025. An immigration lawyer can advise you.

Getting here

Most US visitors fly to Palma by connecting through a major European airport. The south-west coast is 20 to 40 minutes from Palma airport.

Schools

The international schools around Palma and the south-west coast teach in English. See our guide to international schools in Mallorca.

Where to look

Our area guides cover the whole of the south-west coast, from Palma to Port d'Andratx.

Taxes to ask about

Purchase taxes in Spain (ITP, or VAT and AJD on a new build), the annual local property tax (IBI), non-resident income tax via Modelo 210, and possibly wealth tax on higher-value assets. When you sell, capital gains tax and plusvalía apply. US citizens are taxed on worldwide income, and Spain and the United States have a tax treaty, so advice from a cross-border specialist is essential.
