For sellers: selling without advertising
There are good reasons to sell privately: privacy for you and your family, keeping the house out of the public eye, or simply wanting to test the market before committing to a full launch.
Because we have worked this coast since 1985, many of our sales begin with a call to a buyer already registered with us. When we take on a property, we match it against those buyers first and contact the most suitable ones before anything is published. A discreet sale extends that first step: your property is shown only to buyers we have spoken to and who match what you are selling.
What a discreet sale involves:
- No public advertising. No portal listing, no "for sale" board, and nothing on our website unless you ask for it.
- Qualified buyers only. We introduce your property only to buyers whose requirements, budget and ability to proceed we have discussed with them.
- Accompanied viewings. Every viewing is accompanied, and arranged around you.
- The same honest valuation. We still price your property on the evidence, so a quiet sale isn't a cheap one.

For buyers: homes that aren't on the market
If you are searching at the top end of the market, some of the homes that would suit you may not be advertised. Owners who sell quietly, and properties that change hands between buyers and sellers we already know, mean the portals only show part of the picture.

Will my property appear anywhere online?
Not unless you choose to.
Does a discreet sale take longer?
It can, because fewer buyers see the property. On the other hand, the buyers who do see it have already been matched to it. We'll give you an honest view at the valuation, and you can switch to a full launch at any point.
Can I sell discreetly if I live abroad?
Yes. Many of our sellers live outside Spain. We can handle viewings, keys and coordination with your lawyer, and you can sign at the notary in person or through a power of attorney.
