Anchorage Club Mallorca: The Seaside Community Between Old Bendinat and Illetas
The Anchorage Club Mallorca is a private residential community on Cala Comtessa, between Old Bendinat and Illetas in Calvià. Its official address is Cala Comtessa 1, Illetes, and its owners share a club, a beach restaurant, a spa and their own small cove.
Ask anyone who has lived on this stretch of coast for a while and they will know it simply as "the Anchorage". It is one of those addresses that rarely needs explaining locally, yet it is surprisingly hard to find a straightforward description of it. This is ours: what it is, how it works and what living there is actually like.
Where Exactly Is the Anchorage?
The community sits on the western edge of Illetas, where the coast road runs out towards Old Bendinat. Its official postal address is Cala Comtessa 1, 07181 Illetes, in the municipality of Calvià. In everyday conversation people place it in Bendinat or in Illetas almost interchangeably, because it sits right on the line between the two. The villas on the slope behind it are widely known as Anchorage Hill, which tells you how much the community has shaped the local map.
Palma is roughly 15 to 20 minutes away by car on the Ma-1, the airport a little further. Puerto Portals is a few minutes west, and the Real Golf de Bendinat course is close by inland. For a seafront address, it is unusually well connected.

The Anchorage and the Club: Two Names, One Place
You will hear both "The Anchorage" and "Anchorage Club", and there is a simple reason. The Anchorage is the community of owners, the comunidad de propietarios that owns and runs the residential estate. The club area, with its restaurant, bars, pool and gym, is held and operated by a company registered as Anchorage Club Mallorca S.L., whose stated purpose in the Spanish company register is to own, manage and run the buildings where those club facilities are located.
In practice, residents treat it as one place. The community's own website presents the two side by side, with a shared owners' area covering news, documents and services, and a note that the community of owners and the club company work together on matters such as protecting owners' personal data.
What Owners Share
The owners' area of the official website lists the services that make up daily life here. They include:
- The Club, the social heart of the estate, with a pool, bars and a gym according to the company's registered purpose.
- A restaurant and beach bar, which means lunch by the water without getting in the car.
- Spa and wellness facilities on site.
- An activities programme, including tennis classes.
- Practical services: a resident team, a general information service, emergency contacts, TV channels and a community chat group for owners.
The community also publishes a short statement of its values: safety, respect, tolerance, sustainability, community and wellbeing. The safety point is worth noting for owners who spend part of the year elsewhere, because the stated aim is that everyone feels secure whether they are in residence or not.
Cala Comtessa: The Cove at the Bottom of the Garden
Cala Comtessa is the smallest of the coves that make up Illetas. It is a U-shaped sandy inlet between Punta des Bufador and Platja d'Illetas, backed by pine trees and low rocks, with the islet of s'Illot de sa Caleta just offshore. The Balearic beach catalogue lists it as a sandy beach in a protected natural area.
The water is clear and sheltered, which makes it a favourite for an early swim before the day starts. In high summer the cove fills with residents from Palma as well as Illetas, so owners tend to use it early in the morning or later in the afternoon. From October to May it is often close to empty, and that is when living here feels most like having a private bay.
How the Community Runs Itself
The Anchorage is managed the way every Spanish comunidad de propietarios is managed, with a few extras. Owners elect a committee, a management team runs the day-to-day operation, and the official website has a members' section where documents, proposals and news are published. The community's own description of its philosophy talks about evolving continually while respecting its legacy, including the original design of the facilities.
For buyers, this matters more than the view. Before committing to any home inside a community like this one, you should read the recent minutes, the statutes and the current budget, and ask what works are planned. Our guide to buying into a comunidad de propietarios explains what to look for and which questions to ask.
Daily Life Around the Anchorage
The appeal of the location is that you can step out of the gate and be somewhere different in every direction. Walk east and you reach the main Illetas beach and the beach club at Puro Beach Illetas. Drive a few minutes west and you are in Old Bendinat, with its pine-covered streets and large villa plots, and then Puerto Portals with its marina, restaurants and shops. Palma's old town is a short drive for the cathedral, the markets and the city's winter cultural calendar.
Island guides have long described the Anchorage as a favourite of European society in the 1970s and 1980s. Today the owner base is international and mixed: families who have been coming for decades, people who live here year-round and owners who split their time between Mallorca and another home abroad.
If you want a wider view of the area, our neighbourhood guide to Bendinat and Illetas covers both, and our guide to the most popular residential communities in Portals Nous, Bendinat and Costa d'en Blanes puts the Anchorage in context alongside its neighbours.
Buying a Home at the Anchorage
Homes here are apartments, duplexes and townhouse-style properties within the estate, rather than detached villas. When one comes up for sale, a few points deserve attention:
- Community fees cover a lot here because the shared facilities are extensive. Ask for the current budget and the fee for the specific unit.
- Club arrangements: check how the club area and its services relate to your ownership, given the separate club company.
- Rules on use: the community has its own regulations, published for owners. Read them before you buy, particularly if you intend to let the property.
- Access and parking vary by unit, so check what is attached to the title.
- Condition and planned works, which the minutes will reveal.
We handle these questions every week in the Bendinat and Illetas corridor and are happy to talk you through them before you view anything.
Who the Anchorage Suits
The Anchorage suits buyers who want the sea on their doorstep without the upkeep of a large villa: owners who travel, couples whose children have grown up, and families who like the idea of a pool, a restaurant and a tennis court a short walk from home. It also suits people who value a settled, international community with its own way of doing things.
It is less suited to buyers who want a big private garden or complete independence from community rules. For them, Old Bendinat and Anchorage Hill just up the road are the natural alternatives.
