Above €3 million, the South West Mallorca market becomes a small one: fewer homes, longer searches and more sales agreed quietly. These are the villas on the market now. We can tell you about others that aren't advertised.
At this level you are usually buying a detached villa on a generous plot, with a pool, a sea view and space for family and guests. The differences between homes at €3 million and at €10 million are rarely the number of bedrooms. They come down to how protected the view is, how private the setting is, the quality of the build, and where the house sits on its street.
New and recently rebuilt villas are an important part of the market, often contemporary in style, with large glazed openings onto terraces. So are established Mallorcan-style homes in mature gardens, which some buyers prefer for their setting and privacy. Both have their place, and each comes with different questions for your lawyer and surveyor.
Most villas above €3 million in the south-west are in a handful of places:
Tell us what matters most (view, privacy, plot, style, distance to Palma or to a school) and what you won't compromise on. We'll shortlist from the live market and from homes we know may become available, and arrange viewings in person or by video. We accompany every viewing, and we're open about what we know and don't know about each property.

The number changes week to week. The listings on this page are the ones live with us today. Some owners at this level prefer not to advertise, so ask us about homes that aren't listed.
Neither is better in itself. A new build is bought with VAT rather than transfer tax and usually comes with builders' guarantees. An established villa may have a more mature garden and a more settled street. Your lawyer and surveyor should look at each with fresh eyes.
Many high-value purchases are made through a company. Whether that suits you depends on your residence and tax position, so take independent legal and tax advice before you decide how to buy.
Holiday letting needs a tourist rental licence, and the rules in Mallorca are strict. Some villas already hold a licence, which adds value. We'll tell you a property's licence status before you make an offer.
